As of 2023 all premises in Scotland deemed as Short Term Lets (holiday lets, airBnBs, etc.) are now required to obtain a Short Term Let Licence from their local authority.

Previously these types of properties were governed by no landlord regulations but as of 2023 are now required to meet the following criteria in order to be granted a Short Term Let Licence:

    – Fire Safety Risk Assessment

    – Interlinked Fire Detection System

    – Legionella Risk Assessment

    – EICR (Electrical Installation Condition Report)

    – Gas Safety Certificate

    – PAT (Portable Appliance Testing)
