Short Term Let Licence

From 2023, all short term letting properties in Scotland require a licence. We can help you meet all the compliance requirements for your application.

Short Term Let Licence Requirements

From 1 October 2022, all short-term let operators in Scotland must apply for a licence from their local council. This includes properties let through platforms like Airbnb, Booking.com, and other holiday let arrangements.

The requirements for a Short Term Let Licence are similar to those for an HMO licence, with the addition of an interlinked fire detection system.

Interlinked Fire Detection System

In addition to the standard requirements, Short Term Let properties must have an interlinked fire detection system installed. This includes smoke alarms in living areas and hallways, heat alarms in kitchens, and carbon monoxide alarms where there are carbon-fuelled appliances. All alarms must be interlinked so that when one sounds, they all sound throughout the property.
